As of June 6, 2025, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has introduced significant reforms to enhance transparency and protect homebuyers in the state’s real estate sector.
Effective immediately, all new housing projects registered with MahaRERA will receive updated registration certificates containing comprehensive project details. These certificates will now include:
Total built-up area
Number and names of buildings and wings
Total number of habitable floors
Counts of residential and non-residential units
Details from the Commencement Certificate, including construction permission levels
Number of parking slots available for cars, two-wheelers, and visitors
Any updates during a project’s lifecycle — such as deadline extensions, ownership transfers, or joint ventures
Additionally, the registration certificates will feature a QR code that links to detailed project information, accessible through scanning, aimed at simplifying information access for buyers.
MahaRERA has issued show-cause notices to approximately 16,000 developers who failed to update their project details as mandated under Section 11 of the Real Estate (Regulation & Development) Act, 2016. These developers are required to respond within 15 days, failing which MahaRERA may initiate further action, including penalties or suspension of project registration.
In a separate initiative, MahaRERA has identified 313 large housing projects with discrepancies in their reported progress. Issues include developers claiming significant expenditure while showing minimal physical progress or nearing possession deadlines without substantial completion. Investigators will visit these sites, and non-cooperation may lead to penalties or suspension of registration.
These measures are part of MahaRERA’s ongoing efforts to ensure transparency and accountability in the real estate sector, aiming to safeguard the interests of homebuyers and maintain the integrity of the industry.
